Gold Coast flood check by address
Before you rent or buy on the Gold Coast, find out whether the address is in a mapped flood area, which map that comes from and what it means for you. Then check the rest of the address in the same report.
Three different flood maps, and what each one means
1. City Plan flood overlay
The City of Gold Coast City Plan (Version 13 commenced 9 December 2025) includes a flood overlay. It is a planning control: if a lot is inside it, building and renovation work must meet flood rules. It is the map most likely to come up in a contract or a building approval.
2. The Council's flood risk mapping
The Council also publishes flood risk mapping with risk classes from low to very high. It is non-statutory: it does not impose rules and does not guarantee that a property will or will not flood, but it is the clearest picture of how exposed a lot is.
3. Storm tide
Near the Broadwater, the rivers and the canals, flooding can come from the sea as well as from rain. The Council maps storm tide separately. PropertyCheck does not report storm tide yet, so use the Council's mapping for it.
How to check flood for one Gold Coast address
The Council's own mapping tools are free and worth using. What they do not do is put flood next to everything else you need to know before you sign. PropertyCheck reads the same Council flood and bushfire data for one address and puts it in one report with:

What a flood map cannot tell you
No map can promise that a home will or will not flood. Ask the agent or owner about past flooding, check the property's insurance premium for flood cover before you commit, and look at the lot and the street after heavy rain if you can. Buyers should also rely on their conveyancer's searches and a building inspection.

How do I know if a Gold Coast property is in a flood zone?

Is the Council flood risk map a legal requirement?
No. The Council's flood risk mapping is non-statutory. The City Plan flood overlay is the planning control that affects building work.
Does a low flood risk class mean the property is safe?
No. A low class is still inside the mapped flood area. It means lower exposure than higher classes, not none.
