Gold Coast property report example

This worked example uses a real PropertyCheck report for 9 Hamilton Avenue, Surfers Paradise QLD 4217. It shows the type of property, street, area, risk and everyday-living information a paid PropertyCheck report can contain.

The example report was generated on 28 September 2026. Data dates vary by source and are shown where available. Your property will have different findings.

Property and planning

The report identifies the property as a unit or townhouse in a strata complex, with a land area of 1.27 ha for the whole lot and a Centre planning zone.

It also shows where information cannot be established from an official source. In this example, year built and number of storeys are shown as Not verified rather than guessed.

Street and parking

Hamilton Avenue is identified as a local street. The report shows an approximate kerb-to-kerb width of 10.6 m, parking restrictions, kerb type and nearby parking information.

It also explains whether two cars can pass with cars parked on one side, based on the available road-width information.

Traffic around the address

The report does not treat missing data as good news. Hamilton Avenue had no Council traffic count in the report, and the report explicitly says that a missing measurement does not mean low traffic.

Nearby measured roads included The Esplanade at 5,212 vehicles a day, 104 m from the property, together with other nearby traffic-count locations.

Safety and reported crime

Safety information is based on Queensland Police Service data for the Surfers Paradise police division, not an address-level crime rate.

The example reports a low mapped flood-risk context, no mapped bushfire-prone overlay and no mapped transport-noise corridor for the checked public overlays.

Schools, transport and daily life

The report includes school catchments, public transport, shopping, parks, gyms and other nearby places.

In this example, Surfers Paradise Beach is about 185–190 m away, Surfers Paradise station about 130 m away, and the primary school catchment is Surfers Paradise State School.
